Two Pacific Beach roof replacement projects
Wood-shake roof conversion to GAF shingles
This Pacific Beach project covered 3,377 square feet of roofing across four facets with a 4/12 pitch. The scope included removing the existing wood shakes, installing APA-rated 15/32-inch CDX plywood with H-clips, GAF Tiger Paw underlayment, starter shingles and new flashing. The replacement system used GAF High Definition Reflector shingles.
A roof conversion involves more than changing the surface material. The decking, underlayment, flashing and details around roof penetrations are part of the replacement scope and should be identified in the proposal.
Apartment roof replacement with Owens Corning shingles
Our documented Pacific Beach apartment project covered 3,972 square feet across eight facets with a 6/12 pitch. The scope included removing one existing roofing layer, replacing damaged decking as needed, installing Owens Corning synthetic underlayment and new flashing, and finishing with Owens Corning Duration COOL shingles.

Roofing options for your Pacific Beach property
Shingle roof replacement
We assess the existing roof layers, decking, slope, flashing and ventilation when developing the scope. The proposed shingle system and color should suit the property and applicable project requirements.
Tile roofing and lift-and-relay work
An inspection helps determine whether existing tile can be reused or replacement tile is appropriate. Your proposal should explain the tile handling, underlayment, flashing and damaged-wood replacement terms.
Flat and low-slope roofing
Higher Levels Roofing offers TPO and DIBITEN roofing options. The appropriate system depends on the existing assembly, slope, drainage and roof penetrations. We review these conditions before recommending the replacement scope.
What to discuss during your estimate
Your estimate is the time to clarify the roof areas included, removal work, selected materials, wood replacement terms, flashing and ventilation details, and any solar or skylight coordination. Ask how access, material staging, cleanup and project scheduling will be handled.
Use our instant roof quote tool for a preliminary price, then schedule an on-site inspection for a detailed proposal. Actual pricing depends on the measured roof area, existing conditions, access and selected scope.
Company credentials and warranty terms
Higher Levels Roofing lists California contractor license 1090225 and is a GAF Certified contractor. We are BBB accredited with an A+ rating. Our roofing work is performed by company employees.
Manufacturer and workmanship warranty coverage varies with the roofing system and written agreement. Review the applicable coverage, exclusions and responsibilities in your proposal.
Pacific Beach roof replacement questions
Does my replacement need a permit?
Requirements depend on the property and the work. The City of San Diego's reroofing guidance explains when permits apply. Discuss roofing, structural changes and any solar work during the estimate so the applicable requirements can be checked.
What if my roof has solar panels?
Tell us before the estimate. Removal, storage and reinstallation of the panels, and responsibility for that work, should be addressed in the proposal.
Can you quote my roof without an inspection?
The instant quote tool provides a starting point. An inspection helps establish the roof condition and scope needed for a detailed replacement proposal.
